4 Plex Short Sale Experience So Far…

06.29.2011

My one financial goal this year is to expand our rental property holdings and acquire a 4 plex. This is a lot tougher than I thought. We started looking in February and I went to see 4-5 places and finally found a property I liked in March. This is property #1 in the 4 plex search update I wrote back then. Here is the 4 plex recap Asking price: reduced from $375,000 to $350,000 Rent roll: $2,800 per month Location: Good location next to a major shopping area and freeway. There are other plexes and apartments on this street, but [...]

2011 New Year’s Resolutions – Summer Update

06.27.2011

2011 New Year’s Resolutions Can you believe 2011 is already half over? It’s summer time and we are looking forward to the parades and festivals! My 3 months early retirement preview also came to an end and I will be back to work on Monday. I had a great time with baby RB40. It was exhausting most of the time, but I really cherished the experience. I think all dads should take 3 months off to bond with your baby if at all possible. It’ll give you much more appreciation for moms everywhere. Anyway, it’s time to check on the [...]

Updating Site This Weekend & mini Roundup

06.24.2011

I’m working on a new banner with Peter from Logos for websites. What do you think about this one? I got some feedback that the image is too generic, but I can’t find any nicer pictures at the moment. I’ll keep this in mind and continue to look for something more unique. Meanwhile, I’m going to stick with this picture that I took when we visited Krabi, Thailand for now. I looked on Flickr and it seems all the beach sunset pictures are very similar. There are a few really great pictures, but they are not creative common so I [...]

Frugal Fatigue Hits Home

06.22.2011

Last week, I had an hour to kill so I went to a nearby Target to look for a high chair so the baby can sit with us at the table. I haven’t browsed at Target for a long time and I forgot how tempting that place could be! I found a high chair that I liked and then wandered over to look at baby clothes. It’s getting warmer now and we really need some lighter weight clothes for baby RB40. I swear the little guy must be radioactive, he is like a little hot potato all the time. After [...]

May 2011 Credit Card Bill

06.20.2011

I think this will be the last Credit Card Bill post. It’s just too boring which is great our wallet, but it doesn’t make for an interesting post. In May, we had the smallest bill for as long as I can remember. I was getting the hang of being a stay at home dad and not spending any money. I can get use to it. Credit Card Bill Pet – $4? I must have had some credit or something. What could I even get from the pet store for $4? USPS – $13. Shipping Amazon – $27. Just diapers. Home [...]
